St George – a proud member of the Berkeley Group – has celebrated the topping out of the final phase at Beaufort Park, marking a major milestone in the delivery of the 25-acre development in North West London.
Since acquiring the former RAF aerodrome site in 2003, St George have transformed Beaufort Park into a thriving mixed-use community with 3,337 private and affordable homes, over 90,000 sq ft of commercial space including a nursery, pub, restaurants, cafes, shops, green spaces and walking/ cycling routes.
The topping out ceremony celebrates the partnership between St George and Long Harbour (a specialist real estate investment, development and management firm) for the forward purchase and acquisition of this building in 2023. This is alongside the partnership with Origin Housing for the delivery of affordable homes integrated within a shared structure.
The Final Phase
The phase comprises of 485 Manhattan, 1, 2 and 3 bedroom homes providing both private rented and affordable housing options, with residents moving in from 2024.
Each home will be complete with high-quality interiors, integrated appliances and a private terrace or balcony. On the ground level, a large open-plan amenity space will feature a reception, concierge, co-working area and gym. On the ninth floor, a clubhouse with private dining space will open onto a newly created roof terrace with pergolas and barbecue areas.
Strengthening Partnerships
St George first secured planning for Beaufort Park from Barnet Council in 2005 and it has been a catalyst for regeneration within the borough.
Further strengthening their commitment to large-scale brownfield regeneration and alongside Long Harbour’s new privately rented homes, in 2022 St George partnered with North London based residential and community care provider Origin Housing, who will take ownership of the final 111 affordable – 65 affordable rented and 46 shared ownership – homes at Beaufort Park.

Colindale, and particularly the site of Beaufort Park, is steeped in rich aviation history; officially bought by the RAF (RAF Hendon) in 1925, the Hendon Aerodrome was an important RAF training centre and airfield during both the First and Second World Wars. It was also the birthplace for pioneering aviation experiments including the first successful hydrogen balloon flight, aerial derby and aerial loop-the-loop.
Beaufort Park is one of a number of significant, large-scale mixed-use communities being delivered by St George across London with other key projects including Silkstream, Grand Union, Camden Goods Yard and London Dock.
