Berkeley Group company St George has officially handed over 115 new, canal-fronted homes at Grand Union, Alperton, to Brent Council.
This milestone marks the second phase of affordable homes to be delivered at Grand Union and forms part of the 1,170 homes that will be dedicated to affordable rent or shared ownership here.
The 115 homes are situated along an 850 metre canal frontage within Clearwater House and comprises a mix of one, two and three bedroom homes. Residents have started moving into their new homes and are already exploring the exciting new restaurants, shops, amenities, and community centre on their doorstep.

Grand Union is on course to deliver 3,350 homes alongside 10 acres of public open space, and is already home to over 1,000 residents.
St George are also creating a diverse retail, leisure and food & beverage offering at Grand Union. This currently includes an Anytime Fitness gym, Benham & Reeves estate agents, Full of Beans soft play, The Pantry community café and Grand Union Community Hub run by charity London’s Community Kitchen and local college students, a Co-op, Peapods nursery and Crepes+Coffee café, which operates from the development’s narrowboat PAVO, with more leisure facilities and restaurants announced later this year.
Celebrating the handover of new affordable homes
St George celebrated the handover of the homes at Clearwater House with a ceremony attended by Chairman and Chief Operating Officer at Berkeley Group Piers Clanford, Leader of Brent Council Cllr Muhammed Butt, Corporate Director Neighbourhoods & Regeneration Alice Lester, and Cllr Fleur Donnelly-Jackson, Lead Member for Housing & Resident Support, along with other members of the Brent Council team, Grand Union Development Trust, local residents and stakeholders.
Piers Clanford, Chief Operating Officer at Berkeley Group and Chairman of St George PLC, said: “From day one on this development, Brent Council took on a strikingly hands-on approach to working with us to deliver meaningful community engagement, high quality affordable homes and first-class open spaces and amenities for the whole of Alperton to enjoy. We therefore take great pride in being able to handover another 115 homes and welcome our latest residents to Grand Union, just six years after taking our first steps to transform a derelict industrial estate into a thriving neighbourhood. The pace of delivery at Grand Union clearly demonstrates what can be achieved when all parties work together, with the primary objective of building much needed new homes.”
