St George, a proud member of the Berkeley Group, recently welcomed representatives from Sainsbury’s, one of the largest operators of supermarkets in the UK, to Silkstream to showcase the progress being made on one of Hendon’s most exciting and sustainable new developments.
Following the deal being announced in 2020 and construction commencing last year, the development is progressing well. The foundations of the development have now been prepared, and the floor of Bower House, the first block in the development, has been laid. The structural columns that will support its entire structure are also being built, and attendees took the opportunity to pour concrete into a section of one to the rear of the block as part of the visit.
The new 43,000 sq ft Sainsbury’s flagship store is scheduled to open in 2024 and will include undercover parking for over 250 customers and sit alongside a 1.5-acre public park with play space for families. The nine-acre development will also provide 1,309 homes, as well as 10,000 sq ft of flexible commercial space for cafés, restaurants, office space or a gym.
Sainsbury’s has been redeveloping sites of existing stores into mixed use schemes to create new homes since 2009, providing greater choice for customers and regenerating local communities. The partnership with St George at Silkstream is a prime example. The supermarket has remained open to customers, with minor alterations including changes to the store layout and a new pedestrian entrance and exit.
The partnership promises a significant investment in the local economy, with the site expected to support over 500 jobs during the total 10-year build programme. St George will provide jobs for local people and deliver apprenticeship schemes including formal college education, technical trade skills, dedicated mentoring and outdoor learning programmes, while Sainsbury’s, which has been serving the Hendon community for over 25 years and employs over 1,000 people in the Barnet Borough, will continue to support local charities as well as its nationwide community programmes and charity partners.

Situated between two successful regeneration zones, including the multi-billion-pound Brent Cross Cricklewood development which has been heralded one of Europe’s most ambitious projects and a key growth area by the Mayor of London, residents at Silkstream can enjoy access to over 200 nearby green spaces, including seven Green Flag awarded parks, and 2,380 hectares of Green Belt land. The first phase, coming to Hendon in 2024, includes a range of one, two, and three-bedroom apartments.
