Berkeley, Career Map

The land acquisition and planning department is focused on identifying and sourcing development opportunities and acquiring new sites across London Birmingham and the South of England .

Once a site has been identified the team will undertake feasibility assessments to ensure the viability as a potential new development opportunity. This includes financial appraisals as well as liaising with the sales and commercial departments to ascertain sales values and building cost estimates. Once legal due diligence and site purchase has been completed a planning design team consisting of architects, design consultants and key stakeholders is formed. This team designs the optimal solution subject to the specific constraints of each individual site and consults with the Local Planning Authority and community to ensure acceptance of the proposed development prior to submitting a planning application.

The land and planning department is responsible for the preparation and submission of the application and has continued involvement throughout the life of the development, from development appraisals to the drafting of legal agreements and the continuous evolution of existing planning consents.

Communication skills are imperative for this department as you will be working closely with people at all levels both internally and externally. You will be confident, articulate and commercially aware.

The technical department is responsible for managing the design process of the development once planning consent has been granted. We use professional architects, leading consultants and engineers to provide bespoke designs for every new project with the technical team project managing the entire design process and ensuring that the requirements stipulated at planning are adhered to. The technical department liaises closely with the land, commercial and construction departments to ensure a seamless transition from design through procurement and construction.

Spatial awareness and attention to detail are key attributes for this department. You will be creative, highly organised and have the ability to handle multiple tasks and projects concurrently.

Please note that people working within the technical team are not working as architects; they manage the design process, which usually includes the appointment of third party architects.

The commercial department is responsible for the procurement of materials and contractors used in the construction process, for on-going costs and contractual management for the development.

The team takes the design information produced by the technical department and splits this into work packages. These are tendered to the market and contractors are appointed for the construction process. They are responsible for identifying suitable suppliers and contractors and manage the tendering process to establish the best value supplier or contractor for each package.

The team works closely with the technical and construction departments to ensure that what is being built is accurate, on time and to budget.

Attention to detail and excellent communication and negotiation skills are key attributes for this department. You will be good problem solver, highly organised and have the ability to handle multiple tasks and projects concurrently.

The construction department manages the build process from receipt of working drawings through to the delivery of homes and commercial property to the end user. They are responsible for delivering high quality products within set time frames and commercial constraints. The team supervises and directs operations on site from start to finish. They prepare and set up the site prior to the commencement of work, coordinate all contractors working on site and take responsibility for health and safety and sustainability issues.
