London’s most popular line puts Southall on the map as a rising ‘hot property’ investment opportunity 

It has been three years since the official opening of the Elizabeth Line, making travelling across London easier and faster than ever before. 

Efficiently connecting East London to West London, the Elizabeth Line – named in honour of the late Queen – has quickly established itself as one of the capital’s most popular transport options. In fact, a recent survey by YouGov crowned the Elizabeth Line the best underground line in London, with 96% of respondents reporting a positive experience.

Rising Demand and Growing Value

A study published in City A.M. shows that rents in areas accessible by the Elizabeth Line have risen by over a third since 2022, with some locations seeing increases of more than 70%. 

For Londoners who may have thought that they had missed out on buying into ‘the Crossrail effect’, The Standard recently revealed the top four areas on the Elizabeth Line where house prices are tipped for further growth. 

These areas have seen a 150% increase in house price growth from the beginning of construction of the Elizabeth Line in 2009 to when the line opened in 2022. In fact, new build prices in Ealing have grown 26.1% since 2016, outperforming the wider London average that sits at just 23.9%. Meanwhile, Southall – home to Berkeley Group’s The Green Quarter  –  is one of the four listed areas to watch.
