A new masterplan has been approved for the regeneration of the former Southall Gasworks, paving the way for the creation of 3,750 new homes in the London Borough of Ealing.
The Berkeley Group, will transform the 88-acre brownfield site into an exciting new mixed-use destination, Southall Waterside, that both complements and enhances the rich culture and heritage of Southall.
The largest and most ambitious regeneration project in west London, Southall Waterside will comprise some 3,750 new homes, along with up to 500,000 sq.ft of commercial space, a two form entry primary school, a health centre and substantial green outdoor space.
The revised masterplan will see over half the site dedicated to open space, which includes a substantial amount of landscaped public parkland, leisure and play spaces, and piazzas.
A network of safe cycle paths and walkways will improve connections to the bordering 95 acre Minet Country Park and open up access to a 1km waterside trail along the Grand Union Canal.
Designed to complement Southall's well-established town centre, the development will introduce new commercial, leisure and community facilities, plus a mix of retail, restaurant and café amenities.
The next milestone
Following the approval of the revised masterplan, Berkeley Group is preparing a detailed planning application for Phase A of the development, which is expected to be submitted shortly.
Plans for the first phase include approximately 618 new homes, of which 186 are designated affordable. It also features roads, parking, landscaping and access to public realm.
The homes will be positioned to the scheme's north-east corner and benefit from a southern aspect that overlooks the landscaped open space and water features of the Central Park.
Subject to necessary approvals, first completions for Phase A are anticipated for mid-2018, and once complete, will be the first milestone that establishes a sense of place and identity at Southall Waterside.

And when 80% of new homes currently planned for the capital are in just three East London boroughs, this provides some welcome balance."
Southall is easily accessible from Heathrow, and benefits from excellent connectivity just 1.5 miles from the M4 corridor and within London's travel Zone 4.
Every home at the development will be within a five minute cycle of a station, and the arrival of Crossrail in 2019 will provide a direct service to Bond Street in 17 minutes and Canary Wharf in 30 minutes.
Councillor Julian Bell, leader of Ealing Council, comments: "There is a severe shortage of housing across the capital and we need new developments like this to bring thousands of much needed new homes to the borough. Southall is being transformed and these plans are an important part of our drive to regenerate the area, bring in jobs, shops and community facilities. I'm pleased that the developer listened to our suggestions for how their plans could be improved to ensure the scheme brings the greatest benefit and least disruption to the local area."
Work is expected to start on-site in early 2016 and the scheme will be delivered in a number of phases over a 25 year period. The sales launch for the first phase of development is scheduled for autumn 2016.
