The Green Quarter in Ealing, one of London’s most ambitious and sustainable regeneration projects, is set to take a major step forward following approval of a revised masterplan.
The updated plans will increase the number of private and affordable homes to over 8,000, as well as delivering significant additional community benefits for both existing and future residents of Southall.
The masterplan has been comprehensively updated to reflect evolving local needs, the arrival of the adjoining Elizabeth Line station, and growing housing pressures across London. The approved enhancements will unlock additional community facilities, greener public spaces and improved connectivity, while enabling well designed higher density development in later phases.
Key community benefits include:
- New community infrastructure, including a dedicated indoor community sports facility, health centre, community centre and primary school.
- £75m in financial contributions for Southall towards the delivery of town centre enhancements, enhanced primary and secondary school provision including SEND, new and enhanced leisure facilities in the area, public realm enhancements, new allotments, new bus services, and employment and training initiatives for local people.
- New public open spaces, with over 13 acres of new parkland alongside public squares, children’s playgrounds and play areas for all age groups.
- A 75% net biodiversity gain, through the creation of meadows, hedgerow, grassland, over 2,500 new trees and copses, and a 7.5 acre wetland with new reedbeds and ponds.
- Improved connectivity, including a new bus route linking Southall and Hayes, new footpaths, cycleways and fitness trails across the site, opening up 1km of landscaped canal frontage and new footbridges providing access across the canal to the 90 acre Minet Country Park.

At the heart of the neighbourhood is Parkside Yards, a popular community hub offering the ‘Brilliant’ gastro restaurant, café, florist, gallery, padel courts, ceramics studio, community event space and affordable workspace for local businesses and artists.
