Berkeley Group has handed over 46 new homes for social rent to the London Borough of Haringey, marking a major milestone at Alexandra Gate – one of Haringey’s largest brownfield residential regeneration sites.
Located within the Haringey Heartlands Opportunity Area, the 12-acre development is transforming a derelict gasholder and long-deserted land into a vibrant mixed-use neighbourhood with over 1,800 private and affordable homes, 125,000 sq. ft of commercial space and 2.5 acres of parks and public open space.
The new social-rented homes reflect the strong partnership between Berkeley and Haringey Council, and a shared commitment to providing affordable homes for local families at a time of significant housing need.
Almost 900 homes have been delivered to date, including nearly 400 affordable homes. These are supported by new community amenities including a community hub and the popular Hornsey Park, with a Co-op convenience store, day nursery and café set to join the neighbourhood. The many landscaped green spaces across the site contribute to a 152.7% Biodiversity Net Gain. A new pedestrian walking route has also been delivered, reducing walking times to Wood Green station to eight minutes.
To mark the handover, a celebration event took place on 10 December, bringing together representatives from Berkeley and London Borough of Haringey, including the Leader of the Council and Mayor Ahmed Mahbub.
Haringey Council Leader Cllr Peray Ahmet said: “It was fantastic to visit Bluebell House to see first-hand our 46 new high quality council homes at this important development site.
“Everyone should have a home that is affordable, safe, warm and comfortable. Handover of this scheme is therefore another significant milestone as we continue our efforts to deliver a new generation of 3,000 council homes by 2031 and turn the tide on the housing crisis.
“Working with Berkeley, we are ensuring the new neighbourhood at Alexandra Gate is delivering family-sized council homes which sit alongside beautifully landscaped communal areas and top of the range children’s play areas. Moving into these properties will be a fresh start for local people on our waiting list and I’m excited for their futures.”
