Berkeley and Wallacea Living came together today to celebrate the "topping out" of an integrated retirement community in West End Gate, Westminster.
The event marks the completion of the building's structural frame, with residents expected to move in from 2026.
The 16-storey building will deliver 104 apartments with Wallacea Living, as well as a host of on-site amenities, designed to support the over 65s to live independently for as long as possible, by placing proactive wellbeing at the heart of its offering.
Paul Morgan, Chief Executive at Wallacea Living, said:
“Due to a lack of quality options, the current trend is for the over 65s to move out of London when they look to downsize. At Wallacea Living Marylebone, we’re offering a fresh approach to what retirement living in London can look like. Homeowners will be encouraged to maintain an independent lifestyle and continue to enjoy everything that our capital city has to offer, knowing that they have a hassle-free, inviting home to return to.”
It represents the latest phase of Berkeley’s brownfield regeneration project at West End Gate, which will deliver 831 high quality homes including 175 affordable homes when complete, in addition to a public piazza, over £17m in CIL and S106 contributions, public artworks and 15,000 sq ft commercial space for restaurants and shops.
Since starting work on site in 2017, Berkeley has delivered a collection of smart mansion block buildings alongside a handsome landmark tower designed by renowned architects, Squire and Partners. Previously, the site was dominated by a car park and car wash and had been underutilised for the last two decades.
Paul Vallone, Divisional Managing Director, Berkeley, said:
“This is a fantastic milestone in this complex urban regeneration project, which is delivering a mix of private, social-rented, intermediate rented and senior living homes in the heart of Westminster. We’re thrilled to have such a diverse community at West End Gate and we’re excited to be continuing our investment in the area with the regeneration of the derelict police station next door.”
Since construction commenced, Berkeley has exceeded its employment and skills targets set by Westminster Council and is on track to deliver more apprenticeships and local employment opportunities through its next phase at the adjacent Paddington Green Police Station.
