Alexandra Gate Wins Major Planning Award for Affordable Housing
The Berkeley Group is proud to celebrate the success of Alexandra Gate, an award-winning regeneration scheme in Haringey developed by the St William division of Berkeley, which received national recognition for its contribution to affordable housing and the creation of a new mixed-use neighbourhood in North London.
Alexandra Gate was named the winner of the 'Planning for Affordable Housing' category at The Planning Awards 2022, recognising the project's significant contribution to increasing the supply of affordable homes and supporting the long-term social and economic wellbeing of the local community.
National Recognition for Affordable Housing Delivery
The Planning Awards celebrate excellence across the planning and placemaking sector, recognising projects that demonstrate outstanding achievement in areas including housing delivery, regeneration, urban design, partnership working and community development.
The Planning for Affordable Housing award specifically recognises developments that have used the planning process to increase affordable housing provision and create lasting benefits for local communities.
At Alexandra Gate, the judges praised the scheme as an example of how to make the "best use of brownfield land", highlighting its well-considered masterplan and housing design.
Increasing Affordable Housing Through Partnership Working
Alexandra Gate demonstrates how collaboration between developers, housing associations and public bodies can help deliver more affordable homes in London.
Under the original proposals, the development was expected to provide 444 affordable homes. However, by working closely with affordable housing partner L&Q and securing additional grant funding through the Greater London Authority (GLA), the St William division of Berkeley increased this number to 589 affordable homes.
This significant increase allowed more homes to be delivered for local people while maintaining the wider vision for a high-quality new neighbourhood.
The project highlights Berkeley's commitment to working with local authorities and housing partners to maximise opportunities for affordable housing delivery as part of large-scale regeneration schemes.
Transforming Brownfield Land in Haringey
Alexandra Gate is transforming a 12-acre brownfield site between Wood Green and Hornsey into a vibrant new city village.
Once complete, the development will provide:
- More than 1,700 new homes
- 589 affordable homes
- Approximately 125,000 sq ft of commercial space
- Around 2.5 acres of green open space
- Improved public realm and landscaped areas
The masterplan has been designed to create a balanced neighbourhood that brings together homes, jobs, green spaces and community facilities while helping to regenerate a previously underused site.
Part of the Haringey Heartlands Regeneration Vision
Alexandra Gate forms a key part of the Haringey Heartlands Opportunity Area, one of North London's most significant regeneration locations.
The development contributes to wider plans to deliver new homes, employment opportunities and public spaces across the area while strengthening connections between established communities and emerging neighbourhoods.
By building on previously developed land close to existing infrastructure, Alexandra Gate reflects a planning-led approach to sustainable urban growth, helping meet housing demand while making efficient use of land in a highly accessible London location.

One of Alexandra Gate's defining features is its proximity to Alexandra Palace Park, one of London's most iconic green spaces. The development has also been designed to take advantage of excellent public transport connections. Alexandra Palace, Wood Green, Turnpike Lane and Hornsey stations are all within walking distance, allowing convenient access to destinations across London.
