Smithfield Square: Hornsey's New Hub

15th January 2014

St James, Smithfield Square, Exterior

St James is set to launch Smithfield Square, a brand new collection of contemporary, high specification apartments in the heart of Hornsey N8, in January 2015.  One of the few remaining areas of London with an understated profile and still partially undiscovered, Hornsey is currently going through a significant transformation. With a strong neighbourhood feel orientated around the tree-lined High Street, Hornsey sits at the foot of the magnificent Alexandra Palace Park.  With fashionable neighbours Muswell Hill and Crouch End and great direct transport links to Old Street, Moorgate and Kings Cross, Hornsey has the potential to join the ranks of London's desirable villages.

Launching on Saturday 10th January, purchasers at Smithfield Square will be able to choose from a variety of suites, 1 and 2 bedroom apartments.  Prices start from £299,950 for a suite, £360,000 for a 1 bedroom property and 2 bedroom apartments are available from £470,000. This new development comprises a total of 270 apartments available to purchase from St James, part of the Berkeley Group.

Blending a sympathetic mix of traditional materials within contemporary architecture, the buildings on the development will be set around extensive public open spaces and private landscaped gardens. Fronting onto Hornsey High Street, Smithfield Square is set to become a landmark for this area of North London with the arrival of a brand new Sainsbury's superstore.

The apartments offer contemporary interior design with the exceptional specification and quality associated with luxury, design conscious developer St James. The spacious layouts boast underfloor heating throughout and most apartments feature private outside space and expansive windows to create light and airy living spaces.

Kitchens are complete with integrated Smeg appliances and purchasers can choose between three bespoke kitchen designs featuring composite stone worktops gloss and timber effect cabinet doors with a soft close, sleek handle-less design. Designed for modern living, the kitchens open onto the dining and living area providing ample room for entertaining. Interiors are finished in neutral tones and timber effect flooring, which serve to emphasize the proportions and bring a contemporary sophistication to the open-plan room.

Offering both functionality and style with deluxe carpets and intelligently designed fitted wardrobes, the bedrooms are more than just a place to rest, but provide a calming, sumptuous space in which to relax and escape from the world.

Bathrooms have a distinct spa-like feel to them, with impressive floor-to-ceiling  porcelain tiles, bespoke designed vanity units, heated towel rails and luxury Hansgrohe fittings.

Purchasers will also benefit from a fully equipped gym, private landscaped gardens, a concierge service, a residents lounge with built-in WiFi and two communal roof terraces.

Sean Ellis, Chairman, St James, comments: "We're delighted to announce the launch of Smithfield Square in Hornsey, which falls within the Council's regeneration framework, Haringey Heartlands. The development will bring a fantastic selection of new homes across a range of tenures and a significant number of jobs to Hornsey, contributing to the ongoing transformation of this area.

"Smithfield Square is the only significant new build development of this scale and quality in the locality under delivery. It is certainly going to assist in putting Hornsey firmly on the map as a desirable and aspirational place to live. With prices offering relatively good value particularly in comparison to neighbouring areas such as Muswell Hill and Crouch End, Smithfield Square offers buyers an opportunity to buy a home in Zone 3 from the trusted Berkeley brand in a regeneration area with great transport links."
