Located in the South Fulham Riverside Regeneration Area, this redundant 16-acre gasworks is being transformed into welcoming mixed-use neighbourhood and stitch back into the surrounding area with an open network of footpath and cycle routes, biodiverse parkland, public squares and gardens.  

King’s Road Park will deliver over 1,800 mixed-tenure homes set within 6-acres of thoughtfully designed public open space. The development will be brought to life with a mix of shops, bars, cafes and leisure spaces and the site’s Grade II Listed gasholder, thought to be the oldest in the world, is being carefully restored as the unique centrepiece of community park.

Key Challenges

Community Engagement

The King’s Road Park masterplan has been developed through extensive engagement and consultation with the local community. There have been a range of initiatives to ensure local residents and businesses remain engaged and benefit from the site’s revival. 

  • Particular focus on engagement with local schools – including Fulham Cross Sixth Form, Fulham Boys School and West London Academy.
  • The project team have had long term partnerships with Sands End Youth Club and Harrow Club.
  • Open Doors events hosted with Go Construct & Girls Under Construction.

Homes for Heroes

King’s Road Park will deliver 128 homes designed for retired veterans and delivered in partnership with veterans housing charity Stoll.

The 128 homes are being delivered across two buildings which include a specialist residents’ gym, dedicated space for on-site health, wellbeing and care support and a range of welcoming communal spaces, such as a private residents lounge and gardens where veterans can socialise and join group activities.

Local Jobs, Growth and Opportunities

  • The regeneration of King’s Road Park has created over 100 construction jobs on site for residents from the London Borough of Hammersmith and Fulham.
  • 64 apprentice roles in the supply chain to date.
  • 5 graduate roles within St William’s project team.
  • 472 permanent jobs to be created as new commercial space is delivered.

Sustainability and Connected Living

  • Low carbon homes with high performing insulation, air source heat pumps and  photovoltaic panels.
  • Over 2,200 square metres of living roofs to boost biodiversity and air quality.
