The energy efficiency rating is a measure of the overall efficiency of a home. The higher the rating the more energy efficient the home is and the lower the fuel bills will be.
Whenever a property is built, sold or rented, an Energy Performance Certificate (EPC) must be produced for potential buyers or tenants before the property is marketed.
The EPC will tell you how energy efficient a home is by giving it an Energy Efficiency Rating (from 1 to 100) and a band from A (very efficient) to G (inefficient). The EPC also gives an indication of how costly the home will be to heat and light and what its carbon dioxide emissions are likely to be. EPCs are produced by qualified assessors who conduct an energy assessment on the property.
The higher the rating number and higher the band on the EPC, the more energy efficient the home is and the lower its fuel bills are likely to be. The average energy efficiency of a home in England and Wales is band D (and a rating of 60).
