Job Purpose: The purpose of this role is to assist the Head of Marketing with the implementation of all aspects of marketing for Berkeley Homes (Oxford & Chiltern) developments and group marketing initiatives.

Responsibilities and Accountabilities:

Market Research

  • To source and collate comprehensive market research reports at land acquisition stage, and update on a regular basis.
  • Identify and justify target market providing supporting evidence
  • Undertake regular visits to competitors Sales and Marketing suites and show homes, and report accordingly.

Sales & Marketing Strategy

  • Prepare sales and marketing strategy for forthcoming and existing sites
  • Prepare marketing briefs for creative agencies
  • Coordinate creative agency presentations
  • Instigate, instruct and coordinate the implementation of the marketing strategy
  • Liaise and confer with the site sales team the agreed strategy at sales meetings
  • Organise monthly marketing meetings to include project sales managers, digital marketing agents where applicable and PR agency

Marketing suite and Show Homes

  • Identify interior designers appropriate for the development and prepare brief
  • Coordinate the implementation of the successful designer to have the Showhome completed by the target date
  • Work with the build team to ensure marketing suite and show homes are completed by target dates
  • Coordinate the design, costing, planning application and implementation of the marketing suite.
  • Ensure the presentation and marketing material in the marketing suite is current and updated as required
  • In connection with the Project Sales Managers and Head of Marketing, coordinate the set-up of the sales office with the relevant stationary and marketing material prior to site sales launch In connection with the Project Sales Managers, coordinate the set-up of the sales office with the relevant stationary and marketing material prior to site sales launch
  • Liaise with IT to install relevant IT equipment , BT broadband and computer lines
  • Attend evening and weekend launches as required


  • Work with PR agency to prepare individual site strategy
  • Proof read/comment on press releases and other PR material - both development specific and initiatives
  • Circulation of press clippings to marketing suites and central filing of clippings


  • Liaise with media booking agency and selling agents regarding media schedules
  • Liaison with the advertising production house/creative agencies for new adverts and amendments
  • Prepare and implement 6 month advertising schedule
  • Proof read advertising material and amend where necessary

Brochures/Site Literature

  • Liaison with our technical and commercial departments regarding supply of information to creative agency for preparation of brochure floor plans, specification etc.
  • Proof read/comment on brochures drafts.
  • Liaison with creative agencies regarding amends, copy deadlines, print, delivery etc.
  • Plan and work closely with the CGI suppliers and technical department to produce a series of flythrough, external and internal CGIs.
  • Liaising with sales teams to ensure timely reprints of literature as required

Digital Marketing

  • Ensure digital strategy dovetails with the traditional marketing
  • Plan, prepare and implement series of email campaigns, working closely with the IT team to meet deadlines
  • Responsible for setting up organic and paid social media campaigns with media buyers, and continuously monitor results and adjust as required.
  • Identify and recommend ideas for innovations and digital improvement


  • Prepare signage strategy for each development and ensure regular review
  • Liaise with signage contracts, assisting in briefing and overseeing installation
  • Work closely with the Construction team to ensure hoarding and signs are in place as and when required


  • Work closely with international teams, agreeing and preparing events with various international agents
  • Ensure all information and marketing material are distributed to all international offices and update as and when required
  • Coordinate the preparation and shipment of models for international exhibition
  • Arranging updates to the group website.
  • Ensure all marketing material follow the Group brand guidelines

Corporate - General

  • Assist in award entry preparation
  • Photo library upload and check
  • Assisting with the publication of staff newsletters

  • Prepare monthly overview of activity and marketing performance for each development
  • Collate weekly visitor reports from each development and identify successful media publications/campaigns
  • Assist Head of Marketing preparing and monitoring budgets
  • Managing resources within agreed budgets
  • Obtaining competitive quotes for all marketing collateral

Person Specification:

  • A minimum of 5 years marketing experience preferably within the property field
  • Experience in all aspects of developing and maintaining marketing strategies
  • Excellent level of general computer literacy (in particular Microsoft Word, Excel, PowerPoint, Outlook)
  • Strong working knowledge of major web technologies and applications
  • Excellent written and verbal communications skills
  • Ability to work logically, prioritise tasks and meet deadlines
  • Excellent time management
  • Ability to effectively present information and produce reports
  • Thorough, critical and an excellent eye for detail
