Job Purpose: To be responsible for the commercial and surveying function, independently managing numerous medium sized trade packages, included tendering, account management and final accounting, to facilitate delivery and cost effective completion of the scheme.


Responsibilities and Accountabilities:

  • Establish subcontract interaction early in the programme so that they can contribute to the design in terms of value engineering and alternative solutions (early supply chain engagement)
  • Procurement of all subcontract elements of the development in accordance with the company requirements and sustainability objectives
  • Attending Design Team Meetings as required
  • Preparing and maintaining sub contract monitoring spreadsheets such as tender event schedule, and liaising with all other departments to ensure the dates are maintained
  • Preparing scope of works and trade packages
  • Preparing selected tender list for approval
  • Subcontract tendering and negotiation
  • Liaising with the technical team and design consultants to ensure design concepts and proposals are developed in line with the approved budgets and procurement tracker
  • Understanding the approved Budget and package breakdowns
  • Compiling equalised contractor Recommendation, ensuring complete scope of works is covered and all qualifications addressed
  • Holding and taking minutes of Subcontract Post-Tender and Pre-Order Meetings
  • Preparing subcontract documentation for signing by both parties in accordance with BH's Call Off Contract procedure
  • Ensure the correct documentation is issued to the contractors during tendering, within the contract, and during construction
  • Monitoring changes so as to continuously identify the status of costs
  • Raising subcontractor payments and ensuring associated notices and documentation are issued in accordance with BH procedures
  • Forecasting value of all variations
  • Agreeing and instructing variations with contractors
  • Producing subcontractor instruction/variation reports
  • Agreeing final account with subcontractors in accordance with BH procedures
  • Attending subcontractor progress meetings as required
  • Valuing customer change variations
  • Writing contractual letters and/or notices when/if required to contractors
  • Liaising with all departments on financial implications of site progress decisions
  • Identifying risks and opportunities

Technical Competencies:

  • Ideally Quantity Surveying or Construction degree level educated with 2+ years industry experience
  • Preferably membership of a professional body (CIOB, RICS)
