Application Reference Number: 0033 Function: Estates Manager Location: Central London Position Type: Permanent Application End Date: 21/08/2020 Job Purpose: To manage the freeholds and associated assets of Berkeley St Edward (BSE) through performance monitoring of the managing agents ensuring the service and experience that they deliver to our customers is exceptional; and to mitigate the company's business risk as freeholder whilst ensuring the customer remains at the heart of our decisions.
Responsibilities and Accountabilities:
Ongoing monitoring of managing agent performance through: - Monthly financial reporting (monitoring service charge arrears) - Monthly financial report presentation meetings - Site Walks (weekly per site) - Quarterly presentations - BSC Five Star Health & Safety Audit - Feedback from customer satisfaction questionnaire - Annual managing agent performance audits
Production of Estate Management information for reporting to the Board of Directors
Managing block handovers to the managing agent (including provision of leases)
Sign off of service charge estimates and year end accounts
Retaining an overview of significant maintenance works
Identifying and arranging estate improvement works
Managing major resident complaints (e.g. district heating charges, LVT issues)
Strategic management of public liability claims
Maintaining and managing relationships with key stakeholders (e.g. housing associations)•Sales/ Build/ Estate Management/ Customer Service team meetings
Housing Association/ Estate Management meetings
Monthly collection of method statements and risk assessments for high risk works carried out
Conducting six-monthly or yearly inspections of RSL blocks
All other duties as required by the Head of Estate Management
Competencies:
Ideally 5+ years' experience working in Leasehold Property Management
Ideally AIRPM (minimum) or MIRPM (preferred) qualified
Ideally possesses property management related, or other relevant undergraduate or post graduate degree
Demonstrated understanding of landlord and tenant legislation, health & safety at work act, employment law, and other applicable legislation
Excellent understanding of the RICS Code of Practice and industry guidelines
