Surrey new-build market goes from strength to strength in 2012

26th January 2012

Sales Success at The Grove, Effingham

Knight Frank is delighted to announce that sales at The Grove, Effingham, Surrey have gone from strength to strength. Of the 12 homes originally available, five have sold in the six weeks since public launch, leaving only seven remaining properties on the market: three houses and four apartments. The first residents will move in at the start of February.

Berkeley has only recently completed The Grove, a new development of both refurbished apartments and family homes directly opposite Effingham Golf Club. This is the first development in Surrey by the award-winning developer for some time, and is part of the company's Village Collection. There is a selection of two-bedroom apartments priced from £375,000 and three four-bedroom townhouses remaining in Scholars Terrace available from £675,000. The homes are set within landscaped grounds and surrounded by views of rolling fields beyond, making them an attractive prospect to anyone looking for tranquil living within an easy commute to London.

The Surrey property market in 2011 was dominated by realistic pricing, which in many circumstances created an environment of confidence among buyers.  Going forward, Knight Frank predicts a repeat of this during 2012, and sales activity to pick up as top-quality homes such as The Grove's become available. Currently, Knight Frank is seeing particular strength in the downsizer population in Surrey, particularly those helping their children get onto the ladder or putting their nest eggs to a more lucrative purpose. The tranquillity and location of The Grove, and its well-sized homes, have seen it proving popular with the downsizer market – one of the reasons why the properties are selling so quickly.

Jo Knight from Knight Frank Guildford New Homes comments:

'We are thrilled with the success of the sales at The Grove. However, we are not surprised because the quality and specification of the properties have made them very popular with a range of buyers. We expect the remaining seven to sell fast as we have seen an 80% rise in demand for homes in Surrey within the last few months. We recommend potential buyers come and have a look as soon as possible to avoid disappointment!'
