Our Departments

The Land Planning Department fulfils a range of roles from identifying, appraising and purchasing potential sites, through to scheme design and obtaining planning consent.
Within this process the department will:
- Assemble a planning design team including architects and other relevant consultants to design the optimal solution subject to the specific constraints of each individual site
- Liaise with the Sales and Commercial departments to ascertain sales values and build cost estimates
- Prepare financial viability appraisals
- Consult with the Local Planning Authority and local community to ensure acceptance of proposed developments prior to submitting a planning application
- Submit planning applications and secure planning consent
Following planning consent being given, the Technical Department is responsible for the appointment of the consultant design team and the management of the design process.
The Technical Department liaises closely with the Land, Commercial and Construction Departments to ensure a seamless transition from design through procurement and construction.
They will also manage the external processes associated with:
- Discharge of planning conditions
- Obtaining statutory consents
- Party wall awards
- Site surveys and investigations
- Supporting Sales and Customer Services through the provision of technical information
The Commercial Department is responsible for the procurement of materials and contractors used in the construction process.
The commercial department will:
- Identify suitable suppliers and contractors for the materials and work packages required
- Manage the tendering process to establish the best value supplier or contractor for each material or work package
- Agree costs and contracts with the chosen supplier or contractor
- Manage build costs and contractual relationships throughout the construction process
- Provide build cost estimates to the Land and Planning department
The Health and Safety Department is responsible for guiding the Group in respect to its policy and overall strategy for Health and Safety. It also provides the operational infrastructure (management systems, training, etc) in order that the Group can perform at the level set by our policies and strategy. It champions, alongside the senior management team a culture whereby the avoidance of accidents, the promotion of safe and healthy workplaces and the protection of the environment are common objectives.
Within this remit the department:
- Ensures arrangements are in place to identify hazards and that positive action is taken to eliminate or control them
- Provides training on health and safety issues to employees
- Promotes safe and healthy workplaces through initiatives such as the Good Order and Good Work campaigns
- Undertakes demolition and construction site inspections to identify site specific health and safety issues
The Sales and Marketing Department provides a key service to the business in the early stages of the development process through to the marketing and selling of our product to the customer.
The responsibilities of this department include:
- Advising on potential purchaser's needs in terms of product mix, specification and price
- Devising and implementing the sales and marketing strategy including the provision of marketing suites, advertising and promotional material
- Creating and managing the sales teams
- Providing administration of the sales process from reservations through to exchange
The Customer Service team looks after the customer once a property is physically complete.
Customer Services:
- Demonstrate all the features and equipment in the home
- Deal with any questions, problems or faults that the customer may experience
- Proactively contact customers to check that they are settling in
The Finance Department performs a key role within each operating company and provides support to the operational departments.
Some of the issues that the finance department deals with include:
- Monitoring business and project performance
- Budgetary control
- Provision and interpretation of financial information to enable sound commercial decisions to be made
- Reporting - preparation of management information for management teams and operational departments
- Dealing with legal, insurance and tax issues
The Construction Department is responsible for managing the construction process from receipt of working drawings from the Technical Department through to the delivery of homes and commercial property to the end user.
Within this remit, the construction department:
- Manages the preparation and set up of the site prior to construction
- Co-ordinates the sub-contractors
- Ensures the product is built on time to the desired quality standards
- Has responsibility for site health and safety issues and sustainability issues
